I mean, nobody is saying you have to buy these. And on red days they tank, as expected. The only reason people are interested in these is that SPY/QQQ are broad index funds that go up over time no matter what the market is like. Unless there's a dotcom bubble. Sure, QQQ looks scary overextended. And that's fine. If you expect a correction on that, just go with SPY instead.

I'm looking at some SPY DEC 2020 370 call. It's got a premium of $3,700, and if SPY gets to 370 by Sept 26 the call is up 16%, which sounds good to me. Like jumping into GME even without the short squeeze is actually a much better buy with those numbers. GME is at 6 billion revenue so far this year with a market cap of 500 million. The only problem is its future growth and direction were so uncertain, but now there's hype behind it because of a single activist.
I wouldn't long GME but you wouldn't be in danger with bagholding it even if the short squeeze failed.

its an interesting play given that the cap rates they earn on their leases are high and they're all long term triple-net leases so minimal capex outlay from IIPR. They also trade at a stupid high premium to NAV so they've got an attractive cost of capital to just issue shares and buy stuff at NAV and have it be really accretive

problem is you need to get comfort with the credit behind those leases - ie how strong are the actual weed companies they've signed the leases with for the dispensaries and greenhouses they buy. If those tenants go bust, what kind of loss do they take on the space if they can't lease it to another cannabis operator and need to go a more traditional route? specialized assets like that are tough because if cannabis is the highest and best use, you get fucked on having to re-tenant with someone else. There's also the worries about what happens if/when the laws in the US change - right now it makes sense to have a greenhouse or dispensary in every state because you can't transport across state lines. If that changes, will there still be value in Ohio greenhouses if everyone can just import from the lowest cost producer?

honestly if tech pops short-term, REITs will be safe since the housing bubble is something else entirely.
You can at least bet they won't go down any lower than they already are, and some of them still give ~9% dividends with sustainable payout ratios so you beat inflation.
I've long taken my tiny +10% profits on REITs though to follow the tech pumps. REITs just crab forever
