The problem with his advice, is that in today's world, because of wage stagnation, you will need 10x the deposit he paid.

When anons are below 1 million net worth, we should be invested only in liquid assets. Such as stocks, coins etc.

The property also has a lot of new hurdles in the way that wasn't around in his time. New taxes, fees on purchasing and fees for not living the house etc ect.

He is just too out of date. Stocks are cheaper to hold, easier to trade and you can actually liquidate them.

All of those multimillion dollar homes that you see for sale these days could have been bought for less than 100k in the late 1970's early 80's. I know a couple that paid 70k for their house in 1980 in a really nice town, and now it's worth just over $1 million.
