The COVID-19 pandemic has not cooled off the home-selling market by any means.

In fact, homes nationwide are selling like hotcakes and Citrus County is no exception.

Sellers are reporting offers being accepted almost as soon as they are listed. The lowest interest rates in 50 years might have something to do with it.

Florida Realtors has released its June numbers and here are the highlights for Citrus:

• Closed single-family home sales increased from 301 last year to 327 (an 8.6% rise).

• The median sales price in June was $173,000 unchanged from a year ago. The median is the midpoint; half the homes sold for more, half for less.

• New pending home sales for June were 406, up 26.1% from last year’s 322. Analysts consider pending sales to be a decent indicator of potential future closed sales.

• The median time to close on a contract was 44 days, down from 60 days last year.

Perhaps the most glaring indicator of the state of today’s real estate industry is the lack of inventory.

It's been really bad for a while. The price of uranium is less than it costs for it to dig out of the ground, so a lot of uranium companies have shut their mines and just coasting on stockpiles.
There's a number of new reactors coming online in the next decade as well as some supply contract renewals. The hope is that good positioning in the market will ensure profit when the price goes up.

The brokerage will automatically transfer the split shares to the owner of whoever owns the fucking share come the actual date of the split. There are no free shares. No black magic. No loss of any sort. These splits happen all the time for years. It's not that fucking complicated. The dates are irrelevant to anyone besides the issuing company. If you buy apple this Friday. Well the first thing they do is take the lump sum option. That way they never gotta face the tax man till the year after the win cause that year's taxes get sucked out when they take the lump sum (that's partly why the lump is about half the total; the other is a lot goes towards education).
