If it's your money this would suggest she feels entitled to it and wants you to ask for her permission and authorization before moving funds. You can rent an apartment so I don't see why ownership is important to her unless she's got her eyes set on the equity down the line and plans to run off with it post divorce.
Personally I use crypto loans when playing alts but at the cost of opportunity and lower funds due to no leverage you probably sleep better knowing you cant be liquidated. How old are you? Might have a point here if it's an investment property, but if you plan to live there I wouldn't call it an investment. At best it's just freeing up funds in the future assuming your gains outpace the mortgage rate and you can make up for the opportunity cost in paying a lump sum as down-payment. Knowing your monthly housing costs won't increase is peace of mind and certainly attractive, but again if you are young you likely operate from a different risk tolerance and profile. Always do a proper cba and dd but everything is a gamble. Make sure shit is asymmetric. If it busts there's always the next one and the one after.
