Thinking of buying a property that includes a 20 year old modular home in great condition and a brick community center in OK condition that needs some repairs on the inside (mostly plaster and cosmetic stuff). The property is on a quiet one acre lot in the middle of nowhere, has a stream and woods, no neighbors.

The community center is two floors, about 4000 sqft, 12 and 18 ft ceilings, first floor is a dining area with industrial kitchen, second floor is a dance floor with a stage.

Thinking of living in the modular home and renovating the brick building over the next few years. Maybe opening a business of some sort (restaurant, pot farm, gym, daycare, whatever).
Should I pull the trigger? It's about 25 min from my day job (country roads, no traffic). It's pretty affordable, will be paying cash, but using almost all of my savings. Any anons with similar experience?

I could even just transform it into a mansion, add some interior walls and bathrooms and stuff. Running a business was just one idea. And it's not super far, maybe 10 min drive from the nearest town.
Currently I live in a tiny cuckshed apartment and I'm so fucking sick of it, I'd love to just keep the giant second floor as a personal office for a year, even if it costs me $500 a month in heating bills

It's solid brick, about 100 years old. Was used to host gatherings till last year, so I'm assuming they kept up with maintenance. It has several small towns (5-10k pop) in a 15 minute radius, and one mid size town (30k pop) 10 min away

NEVER assume shit with real estate. That's how you find out you need $50k to replace the roof or that there's septic leak that makes it impossible to ever sell again. Get an inspector and do your due diligence.

Don't buy a public use property right out the gate. The upkeep will kill you if you actually use the damn thing.
