19714600 No.19714600 [Reply] [Original]

Let's face it. You aren't moving anywhere

and every year you stay in your apartment is money pissed away

$12/hr is about $1500 a month after taxes.
if you're making $12/hr, you live in an area with reasonable housing
if you're making 12/hr, you're already renting a shit apartment in a shit area, so why not just nut-up and buy a house in the same area?
a decent house in an ok area can be had for $110,000
if your Credit Score is 620 and above, that's $3,850 down (most banks even have down payment assistance programs, potentially letting you put ZERO dollars down) with an FHA loan

out the door, EVERYTHING included (interest, property tax, PMI) you'd be paying $650/ month

>$110,000??? that's a SHIT house
first off, you live in a SHIT apartment, so you tell me what's better: pissing away $600 a month to your daddy landlord or pissing away $200/ month to your daddy bank/Gubment while $450 goes back into your pocket in the form of equity

After 5 years of living in your 600 sq for shitbox, you'll have pissed away $36,000 in rent (@ $600/ month) whereas with a $110,000 house you will have over $27,000 in equity

rentcucks are unironically retarded

Total interest paid on a 300000 dollar mortgage over 30 years is approx 167,000. This is the interest so it not building me any equity. This also does not include insurance and property taxes, which do not build me equity. Paying 800 buck a month rent incl utlities on a 1bedroom apt, I could live there for approx 17.5 years instead of putting that into a banks hand. If you include a 5000 dollar property tax over 30 years, is another 150,000 that doesn't build equity, that would house me for another 15 years. I could rent from white christian landlords and ensure my money stays in communities where I want it, instead of giving it to bankers who will invest it for profit instead of ethics. Buying a house makes good sense. But not with less than 20% down (I live in cansada so 20% down means I don't need mortgage insureance, which is a another fee that doesn't build equity) and the intention of building generational wealth. So really, iuf you plan to have kids and a family and keep your house and buy more houses and build generational wealth, houseing makes sense. If you plan to not have kids, just rent because you'll probably die before you see a solid return.

OP will never sack up and post time stamped proof of ownership via a title or loan documentation that shows the terms of his alleged loan. At most he will post images of some random house, google results for loan terms he doesn't understand, or someone's random notary page.

Unless you know its time to put down roots with a family right now, stay out of real estate until J-Pow drops the bond yield nuke. There are a lot of people trying to unload bubbled priced homes before they reach their new, lower price. Don't buy their heavy bags.

That's not everything that goes into paying for a house and if you owned a home youd know it. At the very least you have to pay for water/gas/electricity/waste disposal on a monthly basis plus any repairs on the house or appliances. I'm buying a 123,000 home with a 3.25% interest rate and my monthly payment is $800 with internet, power, garbage removal, and a water softener bill on top of that. After gas, phone bill, car insurance, and food you couldn't survive on $1500 a month even if you lived life in poverty mode.

I'm giving you actual figures of what I pay in one of the lowest cost of living and lowest housing prices in the u.s. with some of the cheapest bills for a young man possible after shopping around and all you have to back up your claims is some google searches. Power companies fuck you with no recourse so you're not averaging $150/month especially including internet, you aren't paying only $1100 a year to maintain an entire house you actual brainlet, driving 60 miles a day is not unreasonable when you live somewhere even a little removed from niggers, and even if your figures weren't bullshit $300 to get by after monthly bills are paid is fucking nothing. I did this when I joined the navy. I got a shitty apartment for 9 months while I was getting settled and then bought a shitty house right before deployment and "rented" it out to lots of my coworkers so we could all keep collecting housing allowance while overseas. Shit was cash. Then I lived in it until I had to move, and now I rent it out to similar navy people who want to rent a house rather than an apartment, and it's been accumulating equity pretty reasonably over the last 6 years. Plus it appreciated in value quite a lot.

It's definitely a viable strategy, especially if you either have access to special lending programs like the VA loan or are going to stay in the area for at least 5 years. In five years, paying a little bit more than the minimum, you'll accumulate more equity than you'd think and your minimum payment will shrink over time (for example, on my $750 minimum mortgage payment, only $200 of that goes to principle, the rest goes to interest and taxes/insurance. So I pay $950 a month and double what I'm paying on the principle, which is basically doubling my payment each month in real terms. If I stick with that, I'd pay a 30 year mortgage in LESS than 15 years, considering interest falls along with the principle. If I live there for five years, you wind up with something like 30-40% equity very quickly and can turn that into a downpayment on a nicer house very easily, while you focus on improving your career).

Starter houses are great, everyone should get one asap when they get started on a career.
