Home prices are literally never going to go down, are they.

Probably not.. A lot of home prices around the world were flat/ went up slightly during Corona. If not even that can kill the market then I don't know what can..

Lots of people are in forbearance and it will take time for the market to react - people don’t panic sell houses like they would a stock; give it time, at least 6 months

Never. The Fed won't let everybody else repeat THAT little mistake.

Where I live there's no inventory and tons of buyers. They're going up.

The lockdown has forced people to realize how miserable their current living situation is. The Wuflu will skyrocket demand in housing and cause rising prices.

Here's a thing that happened to me, make your own decisions based on this.
A week ago I received an offer from my apt complex to extend the lease for another year with a ~5% reduction, and I may break it at any time in the next year "if i get affected by covid-19"
Idgaf about the lease break, but 5% reduction is insane. For reference, I live in North San Jose, right next to my cushy tech job, in 1bed1bath on the last floor alone. I pay 2.6k, I will pay 2.5k.
This never happens here.

Nothing will. Look at europe, houses are way more expensive there than oit here. That's why everyone rents over there and the government owns all of the rental properties

Housing will never go down. On the bright side, housing will never go down.

Make of that what you will.

One small correction: housing will go down when white people evacuate/leave an area. So I guess there are small yet growing areas in America where housing is going down, but do you really want to invest in those areas?

People always need a place to live, run a business, etc. Land is finite. Humans are reproducing at exponential rates. What happens when demand perpetually increases while supply remains constant? The only major project that involved physically making land were the three peninsulas in Dubai. You’re either owning or renting, you choose

Not in real terms. Historically house prices track inflation in real terms.
