Btw, here's an example...

Hotel normally worth $3M. Selling for $1.5M and burning cash after paying managers. You come in, and save 100K on managers salary/insurance etc. Should be slightly cash flow positive or break even instead of losing 10K a month. Your limited partner can be free labor too. Just pay him in equity.

Then just run a tight ship until things normalize. Suddenly your hotel is worth 3M and you're making 250K gross profits after paying yourself 100K, but before paying the mortgage.

Then you find someone fomoing into the hotel industry because of pent up demand and sell the hotel for 3-4M and pay off your 1.3M loan.

Retired in 2 years.
