Real estate value crash when? I want to buy a house while the non-essentials are suffering

Where should I move? Mississippi or West Virginia? WV has mountains and less blacks and MS has warm weather and more job opportunities (I think)

it'll crash again with this next recession we're heading towards. I plan on buying rental property from landlords who can't afford mortgage because renters unable to pay rent. Then I get to relax and live off of wagies for the rest of my life.

>No one is buying
>Massive unemployment
>Brick and mortar retail and small businesses are going bankrupt.
>1/3 of rent is not being paid
>No one is using airbnb
>Flippers are sitting on empty properties.
>There are more than nine million second homes in the U.S. that may or may not be financially viable given the depth of the current recession.
>About eight million landlords who own between one and 10 properties accounting for half the nation’s rental properties. Financial duress will come swiftly for those carrying multiple mortgages.
>As many as 30% of Americans with home loans, or some 15 million households, could default if the nation’s economy remains closed up through the summer.
>Illigal immigration has been halted from the virus.
>Interest rates are already near 0 and can't really go much lower.

Am in California.
My grandparent's next door neighbor who was a sweet old lady passed away and the house didn't even look that great and was in honestly pretty bad commission, and the people who came in and bought the place paid maybe a little less than a million for it.

It's not only ridiculous that people would charge that much money for a property, but obscene that anyone would pay that amount and reinforce this "million dollar shack" nonsense. I don't get why anyone would pay that much money for a property in a state where your kid might get a cool minimum wage job for 10 years unless you shell out an additional amount for an education.

Everyone's just out to make the biggest buck and the one's who get fucked are those who come after.
But I can't complain because if I had a shitshack with a million dollar valuation I'd probably aggressively pursue getting that much for it, too.

Maybe this is just a human problem.

Only certain places will crash, the mega cities and the suburbs around them will be hit the hardest when all the remote workers realize they can live in Idaho and and still program. The Midwest and Rockie Mountains will see housing prices double or triple in some areas.

This is what I'm counting on. We're witnessing a paradigm shift for wagies figuring out that they don't need to be in the office from 9-5 and they'll sell their properties to have significantly higher standards of living.
