It's a cascade effect. A lot of people stop buying high priced housing due to not being able to scrounge up the money. These are your servers and other low wage jobs that got shut down. These people take on absolutely crippling debts to buy things they can't afford like houses.

Once these people fall away, housing prices will go down. This will trigger people mortgaged up to their eyeballs to sell. Their property's value will no longer cover the loan and their leverage gambling scheme will collapse on top of them, because an uncovered loan is a personal loan and they tend to have 5x the current interest. They will be foreclosed on, or they'll panic sell.

This cascades into old people who counted on their house being worth enough to be able to retire somewhere. Suddenly housing is down 25% and their golden goose is threatened. Their choices are hold on for 20-30 years and wait for the market to recover, or sell at a lower price before their neighbors do it. The one thing they don't have is time, so they'll sell.

At this point the housing price is down ~40-50% and MOST mortgages will be "underwater" as the property no longer covers the loan. Prices for loans soar, people are forced out of their leveraged positions and houses will finally be affordable to people who did invest and save properly.
