What's going to happen the 1st week of April? The courts can't possible hear that many eviction cases without taking many years to do it and the tenants have the perfect excuse for why they shouldn't be evicted.

How are landlords going to respond to this when they are taking massive losses and are unable to evict their tenants?

Is this going to get violent? The tenants definitely have the upper hand. There is more of them, they have the courts on their side, and even if the courts weren't on their side they don't have the manpower to hear millions of cases at once..

Property manager here. I've worked in a few states and they all operate the same: when it's landlords vs tenants in a court of law, majority of the time tenants hold the upper hand. If you won't pay rent April 1, the worst that can happen is a negative background check on a future rental. Talk to your landlords for a possible cheap option before making a rental payment (if you're choosing to pay rent.) Most of my clients are offering free rent or a deep discount on April 1 and it never hurts to ask.
