Not paying rent atm. I'm unironically living with my mom because I'm looking for an apartment to buy. I used to $700/ month for a 49 square meter apartment which is a steal in my country/ city (rented it from a friend).
I would prefer to keep renting as I don't want to be tied down (might move to another country within a couple of years), but there are ssignificant tax benefits to investing in real etate (compared to stonks) in my country.

Brainlet "advice" from someone who has little understanding of finance. It can make a lot of sense to rent if you aren't looking to settle down or don't want to use tons of leverage (assuming you can't afford to buy a home outright). Also, real estate has huge transaction costs.

No it's not brainlet. You have to consider the opportunity cost of buying. You could (approximately) be making the same risk adjusted return by holding other risky assets and renting.
