it's no longer a matter of people not making payments on their mortgage.
a large enough portion of the middle class housing market is owned by investment funds and REITS.
Those companies income streams would have to be so disrupted that they then start to sell of properties en masse.
At which point you'll be buying a low-performing rental property, that was likely a meth lab at some point.

My little cousin gave me his outlook today.
At first I was like that’s nuts, then I was like maybe.

COVID19 wipes out the elderly.
The homes these folks lived in get handed down to next of kin. Now a new appraisal rate for Tax purposes and $15k a year on property tax takes it toll. Eventually even the poor me millennials will have homes but have to sell because they have no $ for tax. Then the boomer wins again and the poor me attitude finally has its last draw and necks itself.

Check when builders are applying for permits, watch for a trend change. This is just the permit though, it can take years to actually build & sell, so they plan in advance.
