These assholes are obviously taking it way too far. And 10 years ago I never thought I would say this, but to a small extent I understand how you get to such an awful mindset. In my late 20s I put basically my whole life's savings into an appartment chasing the "passive income" meme. God, I was so proud. I picked a middle-aged couple as tenants, not even the most financially stable, but the seemingly most deserving people. I wanted to be different than the greedy landlord cliché.

After almost 2 years I got my shiny new appartment back as a dump, when they disappeared 2 days before the eviction. Walls were torn down. The new floors were soaked in dog piss. Until that moment when I entered the appartment I had still believed their story of hardships and awful coincidences and I had blamed myself a lot for progressing with the eviction even though they ended up owing me on the order of 7 months' worth of rent. Now I was in tears. My dream, my savings - everything was shattered. Only after the fact was I able to put the pieces together. Not sure if the "couple" was ever really together. She was a serial fraudster with a trackrecord spanning decades. I never saw any of the money.

I wanted to be a good guy landlord, co-operating with my tenants and helping each other into a better future. I was foolish and inexperienced and at the first opportunity I was exploited to all hell. It almost destroyed my life (emotionally and financially). I'm still struggling with it a decade later. I now have more appartments, more tenants and whenever they come to me with a problem, my first instinct is to mistrust them. It's horrendously unfair and I try to hold myself back, but it's easy to become callous. One shithead tenant almost poisoned the well for me.

It's fairly common that industries price in risk. If at the end of the day 1% of your stock gets lifted you just increase prices across the board by 1% and cover your loss.

Why shouldn't the same apply to landlording? I'm not demanding four months worth of deposit because I hate poor people and love hoarding their money as leverage. It simply takes 5 months to evict someone start to finish and I want to have some of my losses covered during the process (I can only evict if they're more than 1 month behind, so I'm looking at ~7 months in total). Personally I'm not big enough for this kind of shit, but I wouldn't be surprised if bigger landlords also jacked up rent by a few percent to price in default and eviction risks. For me, if evictions would magically take only 2 months to process, I would happily drop deposit requirements down to 2 months and have a broader audience that doesn't need to save up just to rent (which is fairly ridiculous, I agree).

Landlord here, I own two flats that I rent plus my house
I have mortgage on one flat and the house
Here there isn't any mortgage holiday yet and there isn't any confinement or work restrictions either (Mexico)
Yet I contacted my tenants to discuss arrangements for the upcoming months just in case.
One is a wealthy American family, they will have no trouble doing the payment in full at least for the next couple months.
The students in the other flat have some ressources so we settled on half a rent for next month. We'll reassess as the situation evolves.

If all tenants stop making payment for several months, while I myself am deprived of my regular income (laid off or cut salary) the utilities and small maintenance might be complicated to cover. Yet I expect exceptions from gas, water etc.

It's have to last close to a year to be really problematic for me, and I reckon I would have much worse other problem before we get to that point.
