long term tenants is probably less headaches and they're locked into relatively long leases. tourists are probably more likely to cause damage to your property

Neither. Run a "property management company" and negotiate a salary of >$250K. Spend less than $50K paying other people to do the work like mow the lawn and shit. When it comes time to do a bigger job like replace the roof collect an additional $200k/year for the next 10 years.
