Anyone have any tips, guides, and preferably, books about writing good investment proposals?

I have someone interested in investing in my company, and asked for a proposal.

Im no business major, I dont know what the hell to do.

here's a simple google search answer.

I did one of these back in December and the advice I would give is know your audience. The guy who was going to be reading it was a no nonsense kind of guy and only investing $50,000, so I kept it 5 pages, as simple as possible, essentially with a brief outline of the actions we would be taking, expenses (citing sources to validate the expense figures), and projected revenue (citing sources here as well). He loved it because it was so simple.

That's all the experience I have with this. How much are you looking to get from this guy?
