Typically when the rental agreement is up you get lower rates on the next agreement as if the land lord likes you.

Rent is typically higher during the first term as the landlord needs to factor in additional risk of you being a fuck up. If you are a long term renter then fucking your land lord is fucking yourself.

They like having time to themselves, and normal roommates go to work, which is when they get their alone time. If there's multiple people who like to do this and who stay home all day it messes that up.
