Energy-wise I have a solid fuel burning stove which also heats the water. Once a year I buy a trailerload of wood and a trailerload of turf (peat, traditional fuel that smells amazing) from some local acquaintances for about €250 total. I also have an oil fired boiler which is really only used to heat the water for the shower when I wake up.

Food-wise I'm growing onions, carrots, potatoes, shalottes, cabbages, tomatoes and peas on about a quarter acre and a poly-tunnel. Next year I'm thinking I might add a bee box or try and build a dark poly tunnel for mushrooms.

Check the standing of the house with the local government. To see if the house has any permit or zoning violation. Get the house inspected by a reputable home inspector before you sign the contract of sale.

Check the demographic change of the neighborhood you're buying. If it is getting darker, your home value will decline.

Check your surrounding area for any structure, building, or future construction that might impact your property price. If they're building a homeless shelter in your block, your home value will plummet. If they're adding a new bus route to your area, price may go up, etc...

The best deals are short sale or pre-foreclosure. Auctions and for sale by bank tend to only have homes that have been damaged by the evicted owner, out of spite. You need connections to get the best deal, as houses going into foreclosure tend to be bought up by friends or people close to bankers.
