Rate my plan biz.

>have apartment
>mortgage is only 45% of the value.
>take out ~35% (I can borrow up to 80% of the value)
>~$230k
>pay 1% interest on the loan (1 y fixed).

When stocks have decreased by x amount I buy index funds and pray that interest rates will not increase faster than stock gains.
