it's a free market and everyone needs a roof. if you can afford to pay 90% of your income on rent and still be alive, that's how much it will cost. the moment members of your class start dying due to the inability to pay for a roof while other members refuse to pay for the roof you were going to rent, that's when prices start falling.

>tfw I've rented for 40 years and not once have I ever gotten a letter on my door reading "please be advised, your rent will be reduced by $40 due to proseperous ecomonic conditions, thank you for being a patron of you-name-it housing."

probably because the (((powers that be))) have financialized everything, inflating the value of houses with easy FHA loans, opened the southern borders wide for millions upon millions of "New Americans" to come in and suck up all of the resources including real estate, as well as allowing unrestricted foreign "investment" from China in real estate that they have no plans of inhabiting.

or maybe it's Trumps fault :^)

Even if he saw no appreciation, which is highly unlikely, he would at least get SOME of his money back that he put in when he went to sell. Or just pay off a mortgage and only pay property tax. Renting is literally throwing away money with no possiblity of any return. And don't even start with "but you pay property tax on real estate!"

Because trust me, you're covering a landlord's real estate taxes plus profit in renting.

It's the Chinese getting the fuck out of out dodge, because that place is going to hell in a hand basket.

All that money is going to Vancover, Toronto, Seattle,Sydney, Santa Barbara, etc.. Countries where rule of law is sacrosanct (USA, Canada, UK, Australia, Anglosphere in general).

Go downtown and look up at the condos at night.... you'll see none of the lights on because of foreign investor dumping their money here.

Supply and demand. Rent is something that is not regulated in this fucked up society by gov. If you ask me then rent should be the first thing to be regulated.

You basically are fighting against retards. Take it like a shitcoin that is being pumped because of hype. Retards will pump it, but since you know its value is not that high but you need it to live then you crave in. Thats why renting is such a good investment for any rich person to do. Retard girls who have rich daddies want to live in the center in a condo so the condo owners know this and pump the price. Then other retards see the condo prices are so high then they increase their rent.

Good luck living in a society (in 5 years) where 50% of your salary goes to some fucking douchebag who got their apartment via daddy or mommy. I know im wagie raging here, but i will never rent a fucking home before i buy it. Its stupid. You basically pay someone else to increase their franchise (eg. buy more apartments to rent). I can tell for a fact where i live in the past 5 years the rent has increased 100%. If it increases 100% more then thats going to be 50% of the average salary where i live. Its so fucked up.

Quite a few people think I'm just paranoid about the next economic crash being right around the corner and postponing buying a home because I'm anticipating the real estate bubble burst (alongside everything else bursting ofcourse). Am I really crazy? These same people are taking out loans for apartments that just 5 years ago were literally half the price.

Am I being crazy for trying to get into real estate after the next crash or is my goal reasonable?

you aren't the first to assume so nor the last. there were probably people with this line of thought 10 years ago, 15 years ago, 20 years ago, etc.

i'm not saying everyone that waited got burned but i'm sure there are people out there who regret not buying years ago when they had the opportunity,

Tell me about it.

My girlfriend was looking for a place for her and her son since their current land lord sold the slum den she was in for 1 million dollars to some "investors", and she's been looking on average $2,000 per month, for a basic 2-bedroom.

And the application for a rental agreement looks like a screening for a fucking mortgage.

The absolute state of this fuck city. Why does everyone clamor to live in this dysfunctional shithole with no transit, no infrastructure, and only a handful of decent paying jobs?
