More the issue is you need a ton of startup money to get a meaningful amount of rentals. Renting out a single unit is a shitload of work for not a lot of reward. You need 5-6 units for it to be worthwhile, location depending. Also being a landlord sucks. Both in terms of the work you need to do and the number of times you get sued.

If you're looking to make money off real estate there are better ways to do it with less liability.
