To me it's simple:

>thriving economy
rent

>struggling economy
buy

As for cars you should always buy a used car in good condition, and don't finance it. Anything else is a stupid financial decision.

Car comes down to how many miles you drive. Lease programs are set up for people in a city that drive like 10 miles a day tops... people who commute 50 miles a day would be screwed on the charges for going over.

Buy houses but only ones you think will make a profit. Although I got “caught” by the big market turndown in 2005 and sold my house for $5k less than I bought it for. That sucked until I realized I basically had 8 years of “rent” for $5,000!!!!
