you answered your own question. If it crashes, the value of your apartment goes way down.
Thus, people with sizeable liquid money will scoop up cheap ass apartments and literally beat you with cheaper rent prices.

Example:
so you buy an apartment for $50k, and charge $1k/month (you want 2% of apt. worth back per month).

Suddenly market crash, your apartment is now worth $25k. You charge $1k/month (2% back of your initial apt. worth/cost per month)

Some other guy comes along and buys the neighboring apartment. He only needs 2% of his initial investment back per month to pay it off. So he only charges $500/month and thus everyone rents from him instead.

The difference is its capitalism so you will have competition, and you will have had a higher initial cost than someone who buys during the crash

You won't be charging as much as you used to be.Your tennant will be buying cheap houses after crash is done(if they are smart and saving) or going to be in huge shithole and won't be able to pay you anything. or 3rd option; they'll move out and rent somewhere cheaper.

You will be able to buy let's say 1 house now, while you could buy 3 houses after crash, if you are smart about your money.
