/biz/ Ive been bidding on a house + 10 acres @ $700k in a safe, white area. The bidding has increased to $850k, which is all the cash I have (Id need to sell my BTC). The bidding process has been so demoralizing bros. The market is full of boomer fucks who keep increasing, and all cash offers. The auctioneer might be lying about the other bidders, its totally unregulated.
Question: is it worth going 150k over to be in a good safe area + land?
Going all in on a place feels insane, I am scared of over-paying, and feel like my BTC will be worth 2x by end of year, but also feel like the market is going to continue going nuts and the train is leaving the station.

Go to the neighborhood and knock on doors. See who answers. If it’s a bunch of old white people you’re buying a house built upon sand. Every neighborhood, and I do mean EVERY neighborhood, I’ve seen that was mostly white (but older) went to shit FAST. Once the first old white boomer dies and blacks buy the house (and they WILL buy that house [blockbusting]) you have ten years TOPS to sell before you’re stuck with it. And I don’t want to hear any BS about “but they’re GOOD black people.” Their families work on them and before you know it there will always be eight cars parked out on their lawn, a portable basket ball hoop, broken toys and neglected landscaping.

That could be promising. What are the other homes near it like? Another thing you have to guard against is landlords. People are snapping up homes to rent out and they don’t care about whether the renters are trash or not. Are the homes big? With huge lawns? If so most people looking to buy to rent out consider most large two story homes with big lawns a poor rental investment, which is a good thing if you’re looking to buy into a neighborhood.

I offered $X amount for a house, and I don't have that amount, but about 90%. I could get loans from 20% to 80% of the price of the house. a 40% loan would have me pay 10% more in real terms (morgage tied to inflation). should I get a mortgage, or should I do whatever I can to get the other 10% and pay cash?
