Yes, but you can really value that house's imputed rent at the value you would have otherwise paid in rent if you didn't have the house, not the value of renting the house. It may sound like I'm repeating myself, but I'm not. For most people if they didn't buy a house they'd rent a much smaller apartment and the reason why they choose a much larger house to live in is because it's perceived as being a "good investment". Imagine a hypothetical in which you bought a 50,000 sq ft, 20 bedroom mansion for $500,000- what's the value of the rent you're saving?

In any event, when you buy the home if you're able to rent out the individual rooms to different individuals the sum of the rents can be quite tidy, as people value having a place quite a bit but only value the marginal additional space a little.

Rental income, principle paydown by the tenants, inflation induced debt destruction, depreciation tax write offs, and appreciation all contribute to the performance of a real estate portfolio. And because it's all with leveraged money ROI is insane. In addition, there's opportunity to further invest capex in order to force appreciation which can then be immediately realized with a cashout refi. Securities have no analog to this.

When the markets do go bad, the value of the materials, cost/time to replace, and value of the land precludes the asset from ever going to zero. With securities on the other hand, a correction could drive those paper assets to zero which devastates the investor. If they were bought on margin it's especially devastating. Many investors get wiped out this way. With real estate, as long as it's renting it doesn't matter what the zestimate is.

If rent is lower than by a mortgage by any significant amount it's far better to rent and save the extra cash for a market down turn. My mortgage is around $800 lower than my areas average rent. The average rent is literally $2500 less than a mortgage in my neighborhood right now. If I were in the market i would be renting and stashing the extra $2500 and waiting for the inevitable market correction.
