You can pinpoint housing going completely retarded the second the fed started buying up mortgages, real estate stopped being a safe investment and started becoming a speculative asset. I genuinely cannot fathom why anyone would want residential real estate to appreciate in value. Your primary residence is not an investment. Rising real estate values only makes it more expensive to buy more and better housing. And it kills your intergenerational wealth because your kids will inherit unaffordable housing prices. Everyone loses in this except chinks and jews. My house could be 6000 square feet instead of 4000 square feet but you boomers are evil and short sighted.

I pay rent for a mooring at a marina but I don't like to sleep there (you're allowed to but there's a limit to how many days you can stay.) It costs about as much as my car insurance so it's not a big deal.

There's pretty much always something breaking but from what I hear houses are pretty similar. If you do things yourself it just means occasionally going to the hardware store. I got rid of the ICE engine for docking and just use electric (and I've gotten good enough that I can come in on sail often.)

Don't get a 40 footer. Every foot of boat means more maintenance and more insurance and more rent and more cost and it's harder to sail by yourself. You should probably cap it at ~25 feet and set a floor around 20 feet. I'd probably get a smaller boat if I had it to do over again.

> I could definitely get away with less than 40 ft but im a pretty big guy (for you) so I need a larger cabin or its just gonna be miserable.
You probably don't want to live on a boat then IMO. Once you get into the 30 foot range all the things people say about motor yachts really start being true for sailboats too. You can't play games with the $3k electric propulsion system like I do for example.
> Also, if Im gonna be on the ocean, a larger boat is always going to handle rough seas better.
Eh. I don't think it's really practical to anchor *in the ocean.* Rivers like this one are pretty protected so the chop is pretty limited.
>My budget, if I was gonna do this in the next 5 years, would be 45k
You could easily get some undeveloped land and a decent shed for that price. I've spent <$10k on this.

You are completely misunderstanding me and literally putting words in my mouth. I’m VERY pro landlord. I just think real estate prices should only rise to match inflation. Then I could buy even more rentals. Maybe even get a bigger house with the extra money I save. But most importantly the social contract will be broken if housing remains unaffordable. Why should the working class labor without the carrot on the stick? Rising residential real estate values benefits no one and threatens the very core of this country. >I’m VERY pro landlord.
then you utterly missed the point. RE prices are skyrocketing BECAUSE of landlord demand. Both wannabe small time leveraged-to-the-tits landlords and major institutions are engaging in massive buying sprees because their new construction and denser construction has been bogged down for years for a variety of reasons.
You don't actually think these price increases are from first time millennial/zoomer home buyers do you?
>Rising residential real estate values benefits no one and threatens the very core of this country
It very obviously benefits the landlords, who can not only demand increased rent, but can leverage the appreciation to buy even more RE.
>But most importantly the social contract will be broken if housing remains unaffordable
it already is shattered. The question will be what political options will be tried before landlords start swinging from lamposts, or corporate homes get squatted in enough numbers.

That's true actually, but SKEEERT, slow up. It would be more accurate to say Asians. Because who you're referring to is Asians, not browns.

Brown Asians and yellow Asians. That's who buys houses and honestly who is outperforming us whites the most. And they deserve it, too. It's fucked up. We gotta step our shit up. ALL POLITICS aside, this is what America is supposed to be. Friendly competititon with God-fearing people. And that's iffy. Some are incompetent some are evil and some are both. If you put an incompetent person at the head of an organization, then the people who actually benefit have a shield. The real problem is why so many people believe their obvious lies. Evil people will continue to engorge themselves as long as enough of the public is convinced things are normal, which is why they are literally arresting everyone who publicly speaks against them.
Imagine believing Joe Biden got 81 million votes. The most incredible thing about it is that so few people seem to care about this obvious lie.

Only NVDA's earnings on the Feb 21 and AVGO on Mar 7 matter for the nasdaq. We've already been through most semiconductor earnings, and that's what's been driving the SPY up besides AMZN, GOOG, MSFT.
