How come real estate agents haven't been replaced by an app yet?

Seemed like an easier replacement than taxi drivers, I don't get it.

real estate agents, despite common memes, actually do a decent amount of work. There is a lot of paperwork involved in the loan transaction process and they act as sort of Project Managers. Their relationships with assorted partners in the process can often smooth over issues. Additionally, the original and core job is for them to pair a property with a person. They would learn all the various attributes about the properties on the market and for which they had listings and would know how to direct buyers to the right property. Some of that has been lost lately, but less than you think.

Because a human needs to convince the buyer he wants that property, nobody needs convincing they need to ride a cab to reach a destination they just do. Sales people will never go out of jobs unfortunately.

the real estate market was better for buyers and sellers before zillow/trulia, etc. real estate agents could properly redline, steer idiots away from bad renovations, etc. now you have to publicly parade your house online so people do shit renos to make it look good in HDR photos. so many crimes and so little benefit.

Zillow makes money by passing you along to a realtor.

You need to create an app that lists to the mls, draws up a purchase and sales, negotiates counter offers, interfaces with the loan broker/ inspector/ appraiser, and attends the closing.

I really need to make it, basically how it works is crypto is pooled in smart contract if it reaches the sale price an LLC is formed with all investors as share holders and is managed by my main company, democratic ( votes depend on how much tokens of that house you hold ) token voting on bigger property discussions
