Rent is a lot cheaper than your mortgage, rather than tying up a large portion of your income buying a property with a huge premium on it, you could put that money to work elsewhere.
No one in their right mind would favour having $100K in home equity versus $100K in stocks/bonds... and that is what we are talking about in the current market, a 10% mortgage rate means by the time you own your house you would have paid x2 the house price.

Not to mention the housing market is in a quasi-bubble, with historical high relative valuation (relative in the context of average/median income; and "quasi-bubble" because it's not driven by market enthusiasm/fomo but an unwillingness to trade your borderline 4% mortgage for a 10% mortgage).

bought a house during pandemic for 500k, put 100k down, it's a duplex and I rent the botttom half (which pays for half the mortgage). The way I look at it is that I will always be paying rent, I might as well be stacking equity. Other benefits:
- never have to move (will rent out if I do)
- nice desirable neighborhood with few blacks
- can walk anywhere I want
- no need for car
- everyone I know is jealous or trying to figure out how they can get a house too
- status (see aforementioned comment)

when I rented before I was always at the landlords whim, now I'm just at the governments so you get rid of the middleman. It's almost impossible for me to lose my house because I barely work now and can afford to make the mortgage.
