Changing the name on a deed of someone who is deceased would only require you to either have a will or in the absence of a will you would need to demonstrate through an extremely standardized and well-defined methodology that you are the surviving heir(s) to your "distant relative's" estate. You open probate, get a real estate attorney who does 99% of the work, pay taxes (if any), and then just get a new deed drafted. It's actually a really easy process as long as you aren't trying something that is borderline criminal.
