It's not even dependent on zoning. Boomers own 2/3rd of all the property, and they're only about 1/4 of the population. Within the next 10 to 30 years, so much housing is going to become available. Boomers will die, and their millenial (or even genx) children will either immediately sell their homes or they'll move in. Most likely GenX kids will sell cause they have property, millennials some will move in but many will sell anyway for quick cash.

Of course, the rates at which boomers die fluctuates and affects different markets in different ways (Florida might be hit harder than other locales....or the new crop of old people will continue moving there) Either way, boomers will die, this is a guarantee.

Only way this doesn't lead to a drop in price is if we have even more immigration. If it goes down, which it likely will as the economy contracts, we'll end up having better housing supply, even if zoning laws don't change much.

The fact that everyone is predicting/hoping for a housing market crash means it's not going to happen, at least for a long time. I'm sure we'll see a correction but it won't be enough to give a majority of those sidelined right now the opportunity to buy.

This housing crash shit is propped up because they need normies to stay in line. I know a lot of people claim to "accept" that they won't be able to afford a home but many still have hope and will cling on to anything that'll give them more hope.
