In New England as well. Barely have 3% plus closing cost. Salary is more than enough for $350k house. Every house in that price range within 45 minutes of desired location seems like there will be an appraisal gap that I can’t cover. New England market is god awful right now.

Advocate for higher property taxes and lower income taxes. Too many people are "landlords" and not productive. Nobody will buy houses at inflated prices if they the mortgage/insurance/taxes are higher than their monthly budget. End result is the cost goes to taxes versus a mortgage and decreases real estate prices. Even better since cheaper housing makes getting a down payment easier. I don't know how so many people fight against this while forking over so much money and never getting a house.
