Bank of Canada rises interest rates to 4.75%.
It's over, I'm in the top 5% of earners in this country, but because I have no equity (first time buyer), am priced out...
And because 1m+ immigrants a year, prices won't drop either but rent will increase. I think I'll be living with my parents for the rest of my life. Wanted to get a place to get married with my girl, but that's never happening now, it's over.

Based on archived data, my salary is in the top 2% of income earners in Canada ( 250,000 CAD per year as a database administrator for a major bank - I've been in this industry for over 15 years, lots of experience and hard work and youthful years I will never get back ) and I'm priced out of buying a home in Toronto where I've lived for the past 25 years.

Pretty wild, not sure how anyone makes it here. Everyone in my social group pays $2500-3500CAD+ for a small studio apartment in a bad area. I'm thinking of moving to another province or country in the future because the numbers just don't make sense for me here any more.

Means a net pay of $148,265

>2500-3500 CAD for a small studio apartment
Means a cost of at most $42,000 per year

Factor in food and utilities and internet and all that other shit is at most $20,000 per year

So we've got your net cash income at $86,000

An average home in Toronto core is $1,500,000 so will need a 10% downpayment so that's $150,000

So even if you only saved 50% of your net cash income you'd have been able to afford to buy a home in 4 (FOUR) years.

Secondly, most houses in Toronto look awful, they would be considered starter homes anywhere outside of a major city. 1.5M to be around a bunch of nosy loud neighbors, paying property tax, fixing stuff, in a lousy attached townhouse is not worth 1.5M to me.

If I could go back in time and buy the a house in 2016 dollars I'd gladly do that, but not so much now.
