I'd agree before rates went up so high. now its not a great idea, but I assume anyone that could have afforded to buy property before the rate hikes did, and everyone else should save as much as they can to try to buy once the rates start coming down and properties will be at their lowest(which probably wont be all that low)

We're in our 30's, I've lived with him for 6 years.
I have had a down payment saved for a while now.
At this point I keep my 401k / metals / cash balance all near the same amounts.
I should have been investing in stocks outside my 401k but I feel comfy having that stack of cash.

This is probably the absolute worst time to buy. Interest rates skyrocketing and home prices are still massively inflated by get rich quick wannabe flippers. Don't listen to the naysayers telling you you're priced out forever, there will definitely be a reckoning soon. Just don't get trapped in a bullshit mortgage for some rundown shack surrounded by mystery meat niggers in the bad part of town.

I work tangentially to this industry, which means I'm exposed to the same top-down talking-points that they are fed in the interest as selling more units. The sales-agents are being told by executives that the precipitous drop in prices in more-speculative coastal markets doesn't really portend a drop in The Midwest, which has historically been more-conservative, which never experienced the blow-off tops of coastal markets, which still has plenty of gas in the tank compared to Idaho and Georgia.

Do you buy this? Knowing that someone is selling you something? And I mean BUY this, not just 'believe it in the abstract", but, "Lay your money down based more or less on its verity"?
