I'll stick to renting, putting my money in index funds, and living frugally until I make it instead. Enjoy your "asset" lmao.

Real estate matters. It's an important part of a portfolio. That said, many people would in fact be better off following your advice. Index funds will likely outperform real estate over the next several decades, especially if you DCA the money uou would have spent on the house and related expenses. Wise and based.

Buying a house is hella fun. You can change stuff and improve its value, paint it, redo the front yard etc. You learn how to buy well, you learn where to buy to get capital growth.
At a time when real estate agents charge 4%commission ($20,000 or so) I sold 2 properties on Trademe for $300 and $1000.
Being a property owner makes you feel good.
I live mostly from passive income now.

You made a huge mistake not taking out a loan to prove your credit worthiness and then not leveraging your existing 100k to park into a real asset like an index fund to accrue extra money over time. Imagine thinking you beat the Jews by buying your flyover country double-wide trailer in cash.
