My neighbor sold their house last summer when rates were 5%. She priced it at 300k when it was worth 350k in order to get multiple offers, or 15% below market value. There were 42 offers on the property.

Real Estate is down 10-15%. If rates drop back to 5%, you'll start having buyers and bidding wars again, because everyone who sat on the sidelines for a year as the fed made it impossible to afford a home will be jumping at a rate that is "30% off". Banks are the winners here, because 5% on a 300k home is more profitable to them than 3% on a 350k home.

Price drops come from desperation. It is happened right now. Over leveraged investors are slowly trying to dump properties without taking a loss. Once they'd lose money though, paradoxically they will refuse to sell, even if they absolutely should. They'll expect prices to go back up any day, until they can't service loans anymore. Then it's foreclosure which will force them to capitulate and sell into the bid price. This process takes one to three years to fully run its course. The start of this unwinding cycle was in spring, so we're 6-9 months in. You have to wait another 6-12 months if you want a fair price, or find a property in a smaller market segment where capitulation will happen more quickly. Rural props are starting to show signs of this.
