That's what I do to keep neeting.
Rented the two rooms in my home to two girls. I pretend to be a wfh codemonkey that is renting just like them. I told them that as "the owner" lives a couple hours away he very rarely bothers visiting and trust me in reporting anything to him directly. That way I can keep them in check without being a buzzkiller because I risk losing the room I'm using if anything happens (nothing ever happens anyways).
And before anyone asks, yes, I have sniffed their used underwear numerous times.

I had my father come a few times to pretend to be the actual owner but as I said that's not necessary 99% of the time. I've never given them any reason to not trust me so they naturally do I guess. They straight up give me their money directly so that I "pay rent together" with them lol.
I haven't raised rent in the last 2 years though. I find it a pain in the ass to rotate tenants and I make enough from renting two rooms so I didn't bother worrying them further about money (They are both students). I'll start asking for more to new tenants for sure.

I'm not American and I won't disclose where I'm from but any place with universities nearby should work. Just look at what the average rent is in those areas and do the math, see if it will be worth it long term. Keep in mind I didn't buy property as an investment. This is my actual home I live in that happen to be in a good area and I rent two rooms that are otherwise unused. If something happened and people stopped renting the worst that could happen is that I would need to get back in the wagie cage. I'm in a coastal city with a decently bussin' nightlife I can tell you that much because for young people that's a selling point. What I said above still holds true though.

There are exceptions of course but in general they smell nice. Even their stockings and socks usually smell nice.
I don't find it surprising honestly. I can walk with the same sweatpants for a week no problem but they use a new pair every day or every other day so it's safe to assume that they are even more 'picky' when it comes to underwear.
