Someone yesterday asked for the red version of the zesty girl after the design team had headed home. So we started early with an ideas board and had the artists create a bunch of versions. The supervisory board voted, and pic rel was chosen as the initial meme for disbursement. We will have our marketing team following up with subsequent posts, in case this thread is pruned.

Canadian housing is not gonna drop much more. I watch it everyday. Its already fallen by almost 25% since its february high in GTA and the other big cities. Its now falling in rural areas. But also I have noticed that tons of properties are being pulled from the market, all the good land. Whats being left on the market at reduced prices are all the trashed houses and swamp land, people who couldnt sell even when the market was inflated. And of course we all know the buyers have dried up, no one is buying right now. The BoC is likely to raise rates again on september 7, which will kill whatever buyers remain.

but all you retards who think your gonna swop in and buy houses for a dollar are sadly mistaken. The stats are as follows:
34% of canadians rent
32% of canadians own thier own home, no mortage
34% of canadians own a home with a mortage .... lets talk about thsi 34%

of that 34%, half bought in last five years, and half of those (52% actually) have a variable rate mortage.

so only 8% of proerties could become "distressed". the vast majority of homeowners, even those with mortages, are well above water. and they are just gonna hold tight. they will tighten thier belts and soldier through a few lean years.

unless there is some global catstrophe, a massive economic downturn, a worldwide depression "a la mad max", housing prices, in canada, are not going to fall alot more. if a global depression happens, you will have bigger problems then affording a house. otherwise you should buy right now, while ratesare still below 5%, or plan to buy by the end of 2024, when rates will get back to normal (2-3% range).

tldr: the housing correction in terms of "price' has already largely occured, and the good properties are disappearing fast.

imo, the time to buy a house is right now, OR, wait until 2024 and see how the market plays out. with another .75% rise expected Sept 7, the housing market may drop a bit more, but i think your gonna also see a mass exodus of sellers. sellers who have alot invested in thier home, they saw the highs, they have low mortages, or fixed rates, and they are just gonna start pulling the houses off the market.

consider this anon, most RE contracts to list a house are six months or one year listing contracts. the boomer who thinks "I know what I got", who already paid off his mortage, and listed in Januaryor march when he thought "oh i can get a zillion bux" for my shack, is watchig the prices fall. as the lsting contract expire, hes just gonna pull his house from the market and decide to wait until 2024 too.
