Same Op. I’ve had the same tenants for 16 years in my investment property.

I could get $2500/month for it now with the recent boom in rental price, but I only charge them $1800/month. The property next door to them which is identical to mine just got leased to $2560/month.

Thai below average height poor doesn’t understand rental investments from a landlord point of view. You see, if a rental property is being used to pay off a mortgage, then the last thing the landlord wants are void units. If a tenant has been a good and makes payment every on time, why face a full month or two of voids just to make an extra 10%. In that example it would take 2 years just for the marginal increase in rent to payoff the voids.
