My lease is getting renewed at 30% higher than last year. Other than rentoid cope, what can I do to negotiate?

It's a small local property management company and I can talk to the manager is person or through email. Which is better? Should I just collect other apartments in the area with lower rents? I always pay on time and never cause issues.

What does the eviction process look like where you live? If it takes 6+ months just tell them you don’t accept the increase and if they want to kick you out they can start eviction proceedings and lose out on all rent during the period.

I just signed a new lease for 5% increase but I know next year this conversation is coming because I'm at the lower rate. Definitely price out the places near you, also get a general idea of what it would cost for them to turn your apartment around to rent out to someone else. Will they have to update it? Will they have to put in new appliances to get the higher rate they're asking?
