Just hit up my RE broker to list a couple of properties I own. Her words to me: "hold them. don't bother listing. People are freaking out and inventory is going up."
She knows I own the properties free and clear...I turned down an offer 5 months ago to sell them.
Should have sold but I got greedy. Didn't know the Ukraine War would happen and Joe Biden would destroy the economy.

Frens, I've been through 3 down markets. Have been foreclosed on. Have bought foreclosures from banks. Have made lots of cash and built lots of shit and am currently 20% into a rehab that I am down specifying. I am in no hurry because I think when i finish it I think there will be no quality renters.
No kidding, frens, I think the US Housing market is going to go down super fucking hard. I am nervous as shit and I've got cash and no mortgages.

yes. i was greedy. full price offer in January with a 2 week close the first day i listed the properties. i thought we had at least another year of good times. also, i didn't want to pay capital gains tax because I was thinking "oh, I can wait, get a price increase AND find someone to do a 1031 exchange with".
so, I think there were tens of thousands of property owners just like me in Jan/Feb and we are all now seeing the error of our ways.
hence, you are going to see the number of listings skyrocket.
fuck, if i had sold I would already be in Europe chasing cheap Ukrainian hookers.
