Divorce meant they sold the home and used up all their savings on legal fees. This led to moving around every 1-2 years until highschool when I graduated and "surprise! we can give you zero dollars for college!" You can buy modern houses in rural japan. My friend just built one for $500k and I see a lot in the area: basically all new houses are the same concrete, soulless shitboxes instead of the traditional wooden construction (which does have shitty insulation properties etc.). I believe a major part of the declining value is due to periodically updated earthquake building codes, so no one wants to have an "unsafe", older house. The land value doesn't typically depreciate AFAIK but the declining population and brain-drain to tokyo are definitely other reasons why rural areas depreciate. I wonder if they would do better if they followed korea's model and started building apartment complexes in the countryside towns. Then everyone lives in a smaller footprint and there's more farmland to go around (this would probably require major infrastructure changes though since the irrigation, field divisions, etc. in Japan are all setup around small family farms).

1.) Federal loans etc. for colleges have resulted in college tuition costs outpacing salaries by quite a lot. You can no longer work-off your student debt, and taking on student loans means you won't be saving for retirement/a house until at least your 30s.

3b.) A huge increase in immigration populations also pumps the housing market; the biggest expense of your life and one of the basic necessities is now unaffordable for over half of Americans and the situation continues to get worse.
4.) Most boomer parents of my friends were shit parent (even compared to mine) and did nothing to help their kids from about age 12 - 18. They were absentee parents and let their kids be raised by the internet, video games, drugs & alcohol, or shitty teachers. And when their kids acted out about it they medicated them with ritalin and other drugs. If they had actually been good parents and taught their kids anything (how to do basic household repairs, how to apply for jobs & network, how to manage money, how to find a good mate, etc.) then kicking them out at 18 would make more sense.

You would be hard pressed to convince some people that it's a bad outlook because they see themselves on the right side of that dichotomy. Actually I wanted to add an addendum to this because there are some aging hos I wouldn't mind living with (not married) for the rest of my days. I think the attraction is that when she's young and pretty she was hot shit, but now that her looks are fading while your relative value is increasing massively she's basically your bitch- a low value, low on eggs woman who has one chance to not die alone and basically exists at your mercy, your pitiful little haggf.
