thats not true at all, gas fees are always more then 100 gwei for the last 2 weeks, so if you haver longer stakes then 30 days, you will pay 20 to 50$ unstake fees

Inflation is only 3.69% but essentially less because its paid over time. APY changes on how many people stake and to get those high amounts you have to stake over 10 years.
