if you want my advice though, you're not gonna find the best possible deal listed on some popular app. the trick to really making it in buying a home is to find someone who knows someone who's trying to sell quick and below market value for some unique reason. i got my house at least 50k below market value because the owner already bought his new house elsewhere and needed to not be paying two mortgages at once. of course this requires having some sort of social circle and network so that these sorts of off-the-books deals actually reach your ears

i plan on trying something like this again within the next five years. by my calculations the earliest boomers will start to turn 80 years old or so during this time and will start dropping like flies, and hopefully their kids / dumb millenial grandkids will start selling their empty houses. of course they'll all need updates and renovations to remove the horrible permanent 60's era boomer decor but i'll deal with it

I own 2 homes and a duplex.

First home, I own 60% of now, bought at 24. Mortgage is 1k a month, I charge 1800 and never had a lapse in tenants. Money goes back into the house / other investments.

Duplex was purchase when I was 29, in the city. Mortgage is 3k a month, both sides are rented out for 2.5k a month. 27% owned.

2nd home is mine, 2k a month mortgage. Bought it two years ago at 30. My wife and I live here. It'll be our home for the next 10-15years at least.

I don't make much, if any, money on my rentals, but they pay for themselves in maintenance + build me equity. They are in pretty decent areas that are building out fairly quickly and are appreciating more and more in value each year.

Trial and error mostly.
I had a decent job when I started, like 70k a year, and noticed that people in far worse situations were able to afford owning a house. Like, people making 50k were somehow able to put their entire family in a home on their income alone. So, I dug into what mortgage rates were / rent was in certain areas in the city I'm in. Owning a house, monthly, is a lot cheaper for a LOT more space than renting. So, I got a home loan for a house and put it up for rent for the mortgage rate + 35% ish to cover maintenance and whatnot. Whatever I didn't use for maintenance for the year / upgrading things I put back into the principal of the house. After 5 years, I refinanced it to get an even lower monthly rate so I can make more off the monthly rent. And just kept going from there.

Not really. If I failed to list it as a rental, the mortgage on my first home was less than my rent. If I couldn't list it, I'd move into it. What's great about owning a home is it's much harder for a bank to foreclose your house than it is for an apartment to evict you. Much more predictable too.

Also, when Covid hit, I was able to throw all my homes into mortgage forbearance (meaning i didn't owe any monthly on any property). I only charged my tenants what I needed to cover maintenance / insurance / other fees at the end of this year (which came out to be 1/4th of their usual payments).
