why does everyone give a fuck about being a homeowner? I regret buying a house honestly its too big for myself and I'm not paying less than I would with rent. Sure I've got equity but can't say I give a fuck. I'd rather just live in an apartment again
renting is fine if you are young because you are able to move around and live wherever you want. after 10-15 years, however, owning a home is not a meme if you know where you want to live for the rest of your life.
>>25176276fuck im 30 and still don't know where I want to live for the rest of my life
>>25176242What about your wife and children?
das rite goy: own nothing, be happy.
>>25176290That's your goal to figure out in the next 10-15 years
>>25176296not happening>>25176298rent:600mortgage:1300+maintain it and replace anything that breaksyeah id be happy with not owning my house>>25176308i doubt ill ever figure that out and ill prob stay here looking for something "better" forever
mfw condo master race
>>25176353condo fees are kind of shitty though.i did try buying a condo that was basically an apartment unit with a condo fee of 70/month but i had to have 20% because fha didnt work. kind of regret not just saving up to get a condo like that
>>25176242oh yeh who wants equity, gimme that cuckshed apartment life on rona lockdowns
Because it beats paying some guy's mortgage
>>25176242I'm 21 and I'm gonna be renting for another 3-4 years, after that my career and the state of the world will allow me to work from my newly constructed wooden house in the Hungarian hillsideAtleast that's the plan for now but to be honest with you, Budapest ain't half bad either I just want a big plot to grow some fruits
>>25176381yeah im getting so much equity with my mortgage being more than double what my rent was
>>25176242yeah except when the lease runs out and they can kick your ass out if they want to move in or sell it.
>>25176298Holy Based
>>25176242Holy fuck what is with the house FUD. YOURE NEVER GETTING MY PROPERTY NEVER SELLING
>>25176440Rates are so low and with every payment the equity stacks up, then leverage it to get the cuckshed of your dreams and rent it out, but yeh If your mortgage is twice your rent was odds are you bought poorly
>>25176276What if I want to move around for the rest of my life? I'm nearly 30 and have never lived anywhere for more than 4 years, including growing up.
>>25176773my rate is 3.8%my escrow is 60-70% of my paymentand I just got a paper saying it was underfunded for the year and that I'll owe 700 dollars or my mortgage is going up next year
>>25176242>its too big for myself and I'm not paying less than I would with rentSo both of these issues has nothing to do with being a homeowner, but you making a bad choice, namely buying a house that is too big. If you had bought a smaller house the size would be suitable and you would have paid less. And also even if you pay as much as rent now, that will end when the mortgage is paid off, while rent needs to be paid for the rest of your life.
>>25176242In what faggot niggerville are you buying a $150k house?
>>25176814When you are going to start a family for your wife and children's sake you will want to pick somewhere to stay. If you don't have or want wife/children then kys.
rentcucking will fuck you up in the long run unless you rent a small cuckshed somewhere and invest the rest of your money (all of it)in reality most people will not settle for a small cuckshed appartment and you will not invest all your spare money long termthis is one of the few things boomers are actually right about, it is always better to own your house than to rent long term
>>25177084house is 1600 sqft and I paid 170k. the escrow is seriously about 60-70% of my payment
>>25177116Just like how my parents moved every few years for my entire childhood? Why would I want to lock my family into one place for 20+ years? That seems infinitely worse than exposing them to new places and experiences every few years.
>>25176344Rent: never ends, can get kicked out, at the end you have nothingMortgage: eventually ends, when it does you have a home, cannot be kicked out for any reason whatsoever. You now own a piece of the Earth
when i make it i'm gonna adventure across the globe, sometimes in luxury, sometimes in rags just for kicks, writing poetry all the while, and eventually wind up an arms dealer in Africa. i'm the next Rimbaut only way older and way shitter
>>25177302>he thinks property is a human right or something that can never be seized, as though we live in a video game or somethinglibcuck / concuck confirmed
>>25177327>hurr everyone in the world is AmericanSure, if your country enters martial law they can seizs your land temporarily, but I promise you'll have way bigger concerns then.
>>25177249Don't know what sort of weird childhood you had but most kids prefer being rooted so they can have the same friends throughout their whole childhood rather than being the new kid all the time.>>25177302other anon is right, it's just another type of rentership from the state.. Property ownership isn't real.
>>25177327>he has marxist power fantasies where he seizes private propertyseething incel
>>25177393Have you guys tried living in a country where property ownership is a real thing?
>>25176242Then just rent it out you retard and move into your godforsaken appartment pod. Get some bug lasagna to celebrate your victory.
>>25177304You should stop fantasying and actually learn a skill kid.
>>25177392>Lol cuck, better pay your rent or you'll be evicted>Pays property taxes
House with a mortgage is not an asset but liability. I recommend reading Rich dad poor dad.
>>25176242Clearly it's much better to pay $1000 a month for a piece of property you will never, literally 4d chess move. Now move in a pod goy and don't forget to give a 25% tip your landlord.
ITT: ass blasted idiots who can't afford a home
>>25177480never own*
Shouldve bought a manufactured house then retard, cheaper than a usual house and better than most apartments plus no rent. Or go Ted mode
Just own your home, but be prepared to set aside 1% of the purchase price of it for expected maintenance costs. Hopefully no surprises
>>25177304>implying you're ever gonna make itGet a job, save up and have life experiences like you described. Spending an entire life like that sounds like pain, I'd be surprised if you survive 5 years
>>25176344if you arent a lazy sloth and learn some carpentry and general home construction skills you buy a house that needs some work nothing major just enough to bargain with. i pay 900 a month in a house that i could rent out for 1600 a month. or sell for 40000 profit after the repairs i made. renting is a waste of money. i plan on renting rhis out and continuing the same process for the next 5 years and have a nice semi passive income stream and after 5 years of renters paying down the mortgages for me i will sell some of them.
>>25177635no thanks nigger I already do enough work at my job I don't feel like doing more work when I get home
>>25177447I have a degree, speak 3 languages, work a good job, have a quarter mil in crypto and I'm under 30. Tell me more though
the true redpill is buing a fuck ton of land, house should be a secondary priority (even a log cabin will do)
>>25177535See>>25177676Also I've already travelled 30+ countries and slept with as many women. Inb4 larp
>>25177304also a extremely respectable course of action
>>25177716I see you're also a man of culture. If I truly next level make it I'll buy land in multiple countries
>>25177504Where do I find manufactured homes? How does that process even work, I have to buy the land first?
Imagine owning a stupid physical property when you could just invest in REITs instead>no maintenance bullshit>no risk of losing it all because you didn't pay property tax (sure there's capital gains, but at worst you have to sell off some, you won't end up underwater)>don't have to live in the same place for 8904859038 years, or let some rentcunts live in it and mess everything up in order to pay your property tax
>>25177695Based. Buy a ton of land and use it as collateral for a mobile home. Then after you pay off your mobile home, let loggers cut down some trees, use that money from the loggers to build dream house
Why the fuck would anyone want to rent unless it was extremely short-term.You're just getting fucked over the longer you stay.
Anon,s when it came to job-hoppong for better pay did the distance you travelled ever become a factor?
test
>>25177796Yeah you can get really cheap couple acres for 20,000-40,000 depending on your area, and then afterwards you should be able to find a place in your state that sell mobile homes hopefully not too far. You might have to do some saving but once you get started you have land and just have to pay off what you have left which wont be that much
>>25178031Thanks anon
>>25178031Also like other anons said you can use land as collateral, if you’re smart you’re in the forest where nobody lives so you can get loggers to use them and pay you, and if you really dont give a fuck you can just get land with nothing on it or only a log cabin, just get land by whatever means possible.
>>25178076You’re gonna make it anon
>>25176242no concept of the future or delayed gratification, much like a nigger. not surprising. think it through, niggerbrain. one day your mortgage will be paid and all that's left will be property taxes and a minor upkeep (unless you utterly neglected your property over the past 30 years, like a nigger.) property taxes and minor upkeep are cheap. inflation-adjusted rent until the day you die is not cheap.
>>25176298AI waifu?
>>25176242So you can rent it out and make money with no effort? How could you ask such a dumb question?
>>25176242I actually really really like the top one
>>25178095I’ll try, I live near DC and the average house here is 700k. I think going west and buying land and then a manufactured home might be a better option
>>25177419It's only real for a certain time, when the government changes your ownership means shitUnless you're talking about a real homestead situation, in which your family has owned the same place for generations, built up stuff there, secured the propertyThat's the kind of situation where you can get other peoples involved to help you, where the amount of force and moral disregard to take the property is not worth it in the mind of your aggressor
>>25176344more like >rent: 1250>mortgage: 750at least where iive
>>25177158I have a 90m2 appartment smackdab in city center next to the hospital i live with a 77m2 garden.Im still a med student but save 2000euro a month anyway because im doing night shifts and sleeping on the job.Am i doing it right bros? I have 20k saved and im going 50% dividend stock 25 monero and 25% btc. Is this based?Long term plan is to set up multiple small businesses in morocco and reinvest in them to retire there @50yo
>>25179367The rent for the app is 750euro monthly due to socialism ( i pay 50% taxes so dont think socialism works in any way).
>>25176242Just rent out the rooms to college kids then, or sell it, you probably made 20k on it already or something.
>>25177635what if he makes more than 18 dollars and hour and it's not worth his time to bang his thumb with a hammer.
>>25177165Something is drastically wrong with your situation. Either your property taxes are through the roof or your insurance is ripping you off.
>>25179472it's not very much work to do basic maintenance. If you have an actual project you need done that takes more than a couple hours to do, you can hire a carpenter to do it.You guys don't seem to understand that the landlord is only taking a profit for his work managing your building. All maintenance and property tax costs are being passed to you.
>>25179367You're doing it right except for the Monero part. Swap that for DCR and you get your retirement much faster
>>25176344>rent: 600Where?
>>25177459You do realize renters are paying the landlords property taxes, right? I would much rather pay my own.
>>25177498im a califag theres no way im buying a home here
>>25176242It locks in your payment. If you rent, it will likely double over a 10 year period. If you own, the payment stays the same throughout the term of the loan. If you pay off early, your payment goes to $0. At no point does rent ever go down. That said, broke people shouldn't be buying houses. If you can't afford 20% down and a 15 year note, you should keep renting.
>>25176242god damn it FUCK THIS BOARD!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!1i make this thread but the opposite and get fucking banned in a minute but this stupid shit stays around.
>>25176290Take the suburban boomer pill.
housing is the future. buy now or cry later.
>>25180433>i make this thread but the opposite and get fucking bannedI feel your pain. I literally get banned here far more than reddit. Jannies are trannies.
just gamble on shitcoins, 5x your portfolio and buy a house with credit. Thats it, you have your own house forever with very small mortgage payments. Shit you can rent it out if you want
>>25176242where are you renting that's costing you 4 grand a month
>>25179367absolutely based gmi
>>25176242why pay someone elses morgage down the line, you're literally chucking yourself.Once you figure out where you want to live buy your own property instead of living in a cuckshead apartment where you're trapped in a box while on rona lockdowns.Bitch I want to have a backyard all to myself where I can do anything I want with it
>>25176242>I regret buying a house honestly its too big for myself and I'm not paying less than I would with rent. Then rent out a room. Hello money, goodbye regret.
i would rather pay 350k for a house outside a city then 150k for a house in a rural area. rural "living" is hell and youre literally just a hermit
>>25176814If you can spare 4k a month then you can buy that 150k house in under 4 years
It doesn't matter if you buy or rent because markets are efficient. If buying a house was better, houses would just get more expensive. If renting was better rent would just get more expensive.
>>25179367What night job? I work overnights on the weekend, but I don't sleep

Why don't americans buy apartments? I don't understand your obsession with owning a two story house in the middle of nowhere. Yes apartments are less spacious but at least you won't have to drive half an hour (or more) to go buy some groceries

I'm glad I own a house and I would never voluntarily live in a cuckbox hive but home ownership is it's own brand of nightmare sometimes. >>25182252you're still not understanding it, niggerbrain. fixed mortgage payment (principle and interest) will be cheaper than perpetual inflation-adjusted rent payments.$400k @ 3% for 30 years = $600k total payments + $120k tax payments + $70k upkeep/maintenance = $800k total expenditures after 30 years.a $400k house in the suburbs of a city will likely rent for $1750/month or $21k/year, increasing 1-2% each year, indefinitely. let's just bound it to our 30 year mortgage term and call it 1.5% inflation, or $800k in total payments.you're breakeven. now the homeowner just has to pay taxes and upkeep/maintenance. you're still paying that inflation-adjusted $1750/mo rent in perpetuity. possibly much more if rents are driven upward by local real estate trends. unlikely to be less as rents rarely go down, even in housing market crashes.

>>25182859there are tons of sites and apps you simpleton. realtor.com and zillow right off the top of my head but those are entry level.if you want my advice though, you're not gonna find the best possible deal listed on some popular app. the trick to really making it in buying a home is to find someone who knows someone who's trying to sell quick and below market value for some unique reason. i got my house at least 50k below market value because the owner already bought his new house elsewhere and needed to not be paying two mortgages at once. of course this requires having some sort of social circle and network so that these sorts of off-the-books deals actually reach your earsi plan on trying something like this again within the next five years. by my calculations the earliest boomers will start to turn 80 years old or so during this time and will start dropping like flies, and hopefully their kids / dumb millenial grandkids will start selling their empty houses. of course they'll all need updates and renovations to remove the horrible permanent 60's era boomer decor but i'll deal with it

>>25176242People buy houses as hedges against inflation. The idea used to be that they would own a house, and if there was inflation, then the house would go up by about the same amount.Unfortunately, they didn't count on local governments jacking up taxes by 10X the rate of inflation. Which is why California's voters finally said "fuck it, we're capping your rate increases" in 1978 with Proposition 13. So far other states haven't managed to do the same, sadly.California blames all of its tax problems on that, but the reality is that if the state had just lived within its budget, it would have been fine. It's the rampant "we love our illegal aliens and want to give them free benefits for jumping the border" that is causing hospital bankruptcies and the exodus of productive people and businesses and so on and so forth.

After working nonstop and living with parents I have a good down-payment saved up. I recently contacted my bank (chase) to ask about a mortgage. I have very little idea about the order of all the steps involved. At what point do I get a real estate agent? Can I keep looking on zillow or does my agent just show me houses? Do I need to hire a lawyer? Even youtube videos don't seem very clear.
>>25176353
>>25194852 Congrats anon. First get approved for the mortgage, then find an agent. Agent will set you up into MLS system which is more reliable than Zillow. >>25195010Thanks for the congrats, every penny I worked for. How should I find a trustworthy agent? I don't have any connections. I'm 32.I own 2 homes and a duplex.First home, I own 60% of now, bought at 24. Mortgage is 1k a month, I charge 1800 and never had a lapse in tenants. Money goes back into the house / other investments. Duplex was purchase when I was 29, in the city. Mortgage is 3k a month, both sides are rented out for 2.5k a month. 27% owned. 2nd home is mine, 2k a month mortgage. Bought it two years ago at 30. My wife and I live here. It'll be our home for the next 10-15years at least. I don't make much, if any, money on my rentals, but they pay for themselves in maintenance + build me equity. They are in pretty decent areas that are building out fairly quickly and are appreciating more and more in value each year.Renting, over owning, is fucking retarded if you are planning on sticking to an area for 8yrs or more / housing is available to own. Also, open to questions on potential future home owners / investors.

The logic goes, the bank is lending me money to invest in an object that appreciates faster than the mortgage interest, ergo keep that deal, keep the bitcoin profits and let that money work for me, too.I can see that perspective, otoh I am not the wolf of wall street. In my view, paying off my mortgage equals an investment that pays what I pay the bank yearly in dividends, and I am unsure I could find an equally good deal in the stock market. What is your opinion?
>>25197136Trial and error mostly. I had a decent job when I started, like 70k a year, and noticed that people in far worse situations were able to afford owning a house. Like, people making 50k were somehow able to put their entire family in a home on their income alone. So, I dug into what mortgage rates were / rent was in certain areas in the city I'm in. Owning a house, monthly, is a lot cheaper for a LOT more space than renting. So, I got a home loan for a house and put it up for rent for the mortgage rate + 35% ish to cover maintenance and whatnot. Whatever I didn't use for maintenance for the year / upgrading things I put back into the principal of the house. After 5 years, I refinanced it to get an even lower monthly rate so I can make more off the monthly rent. And just kept going from there. >Was it daunting stepping in?Not really. If I failed to list it as a rental, the mortgage on my first home was less than my rent. If I couldn't list it, I'd move into it. What's great about owning a home is it's much harder for a bank to foreclose your house than it is for an apartment to evict you. Much more predictable too. Also, when Covid hit, I was able to throw all my homes into mortgage forbearance (meaning i didn't owe any monthly on any property). I only charged my tenants what I needed to cover maintenance / insurance / other fees at the end of this year (which came out to be 1/4th of their usual payments).
