My friend started doing this. It seems pretty straight forward with minimal money as long as you put in the effort and are in an area with high rent to cost
>Get a good deal on a fixer upper house or small apt building. Put the minimum down payment on it.
>Use cash, a line of credit or extra on the mortgage to do cost effective renovation
>Fill with tenants
>Rent income pays the mortgage + extra + counts as additional income
> Additional income means you can qualify for more mortgages
>Refinance your now renovated property to get extra cash
>Use cash for next down payment
>Repeat

He had no experience with carpentry or anything before he started. He bought his first house 2 years ago and he's going on number 6 now. He gets about 12k a month rent now and I think about 1/3 of that is cash on top of paying the mortgages.

Market dependent but typical is 10% of rent and some portion of the first month's rent for placing a new tenant. Some companies take the whole first months rent as a leasing fee. PMs also come with the hidden costs of overcharging the owners for repairs and not having as good of a relationship with your tenants. Tenants are a lot more willing to screw over a management company then they are to screw over an owner directly

Probably not that high. Assuming 1% rent/value and 75% leverage he would only be at 900k in mortgage debt. But sounds like he is at a 1.3 debt cover ratio which is pretty comfortable. The only people who really got screwed in 2007-8 were renting stuff out for less than the mortgage payments banking on 100% appreciation in a year
