Any property managers in here?

I'm considering a job opening as a property manager (housing focused investor property portfolio). Is it generally laid back or stressful? I'm an architect by trade but also have a history in investing. In the interview, should I emphasize my experience as designer or investor, which is more important?

Property management is comfy as fuck. You get to learn so much for free from accountants, taxes, lawyers all of this on companies tap. . I mange 270 properties in Tracy California collectioning 10% of rental income and Mexicans do everything.

Shit, it's residential. As a designer I enjoy developing residential properties but the residents can be a huge pain I imagine.

I feel this only happens in porn. Probably some real legal risk of getting sued right?

I mean sure you're paying for sex essentially so there's some sort of legal risk but if you accept cash then there's no way to prove it unless they dug up phone records or emails of you communicating these sorts of actions. If that's the case and you wanna get laid for rent, just decline online and then go over to the property to "discuss their options". Dont take your phone with you so it can't be traced from a cell phone tower.

Post the job description. We must have different understandings of "property management" if you think "experience as a designer" might be helpful.

Designing houses is unlikely to be an advantage. Coordinating the building of a house is. You will be the interface between owners, tenants and contractors. Your task will be to make the owners happy and you facilitate that by extracting value from tenants and contractors. Often long-term business relationships provide the best value, which means it pays to keep tenants and contractors happy as well.

Accounting and taxes are usually done by special hires/departments of your firm, but basic financial literacy is helpful for managing projects and making sure you don't go over estimates. Architecture is helpful so contractors don't fuck you over and so you speak the same language as them. More than anything I would call it a job requiring social/people skills. Design or creativity - yeah, no, I still don't see it.

Sorry, I don't have the time to translate the entire job description. But I don't think you're wrong and you pretty much provided the answer I was looking for: It's mostly about people skills.

What I meant by design experience is that I've worked in many renovation projects and as such I'm used to working with contractors, communicating with residents and coming up with cost-effective solutions. So I think it is an advantage when dealing with renovations in managed properties.

If you are an architect you should just become a sole proprietor and then start developing your own properties. And then manage those. Why would you want to work for someone else? Or at the very least that should be the end goal if your are just using this job for experience.
