Nice. Which state in the US are you located?

I just bought a house for $339k. Brand new, 3 bedroom and double garage. Not bad for Australia. Repayments are $1740/month which is pretty high, but that's because we had a low deposit loan with a 16 year repayment plan instead of going with a traditional bank 30 year mortgage.

Washington State, and it's on the fringes of the Seattle metro bubble so I'm hoping we'll keep seeing strong buy demand as permanent WFH tech bros move out of the urban core into the burbs. Or maybe foreclosures will pop the bubble soon and my property value will crash 50% overnight.

Hopefully your heating system and water heater are in good shape. Roof too. Those things can really suck you dry. You had an inspection right? Any trouble spots turn up?

So long as you plan to live where you live for a while and don't think of your house as a speculative investment, you did fine and you shouldn't even worry if you bought a bubble top. It'll come back eventually and in the meantime you're not getting jewed with annual rent hikes, which imo is priceless.

Protip, budget for maintenance. 1% of the home value per year, split it into a monthly value and sock that amount away in savings every month. Even if nothing is going wrong with your house at present. Just think of it as another bullshit part of your monthly payment. Then, when your furnace explodes and you have to buy a $5000 replacement, you won't even care because you've already paid for it.

I did have an inspection, they said it was in pretty good shape. Few things like a loose toilet and a couple faulty wall sockets but the foundation was clean and the roof is <10yrs old and well taken care of.
