if you're still renting past the age of 25, not only have you not made it, you're entering the land of NEETdom

Rent is ALWAYS more expensive than owning a home. and with FHA loans allowing you to put down only 3.5%, there is no "opportunity cost".

i make these threads not to jew you into buying a home, but because rentcucks need to be aware of how cucked they are so that they show some respect when they meet a grown man aka a homeowner

It's wrong to think rent or housing is an absolute bad. It really depends on what your needs and long-term goals.
Generally speaking renting is ideal in the beginning of your life/career to allow mobility, and owning a house once you settle down is the better long-term investment.
Paying a mortgage is just as cucked as paying a landlord anyways since you're giving a fuckton of interest to a bank that got it's funds from the Fed Reserve banking system.

Software wagies are better off renting early in their career at least until 30-35.

For the really high paying tech companies FAANG+, interviews can be a dice roll and you can only apply once a year. Transferring teams within companies is harder than applying for a new job at a new company.

I grew up on the west coast, had to take a job in the northeast when I graduated since it was the highest TC and the only good company that gave me an offer. 3 years later I did the gauntlet again and got an offer from facebook in SF and another good company there, took facebook offer because it was highest TC. Got rejected from all the other faang+ companies. It's been a year and a half now, so I'm going to start applying again.

Renting doesn't make sense in my scenario.

If we are talking about a retail wagie or low tier wagie, moving to a rural area and buying a house is way better than wage slavery in a city. But they are staying there for experiences and tinder meat, and losing out on net worth. If that's the claim you are making, then I agree with you.

For tech wagies like me, it makes more business sense to maximize income for now and then coast as managers/architects based on our resumes in places we actually want to live and buy a house later.

Flexibility and the fixed costs to get in.

I've tripled my salary from 60k to 180k in 3 years by being able to move. I'll get someone in here that will argue that selling a house is more flexible, but it certainly doesn't seem like it to me. When you make good money, the price difference of renting vs buying becomes less significant.

What matters is your net worth going up over time.

Would I agree that, for most people, a home is their best bet because they otherwise save little to no money and own zero stock? Yes.

It basically becomes a forced savings account that is in home equity rather than USD or shares.

This is the real redpill. It doesnt matter if you own or rent. Even after you "own" your house you still have to pay property tax which is just a land lease with extra steps. Not to mention most governments state/local whatever will be raising taxes because burrrrrrrr thats why.

Home people, I have a question.
I bought a house 3 years ago and need to move. Within that 3 years the roof was damaged and the foundation started settling really hard.

Naturally, everyone that looks at the house is wanting me to replace the roof.
Before you say to call insurance, I did and they approved a whole roof replacement at a 6000 deductible, so they gave me 3 grand. I was unemployed at the time and was using my savings to bridge me over to the next job (took 6 months), so I did a roof patch over the problem area.

Basically, no one is going to buy the house. It's been on and off the market for almost a year. I had one buyer bail because they couldn't find their DD214. I had one cash buyer buying a college home for their kids but they wanted the roof replaced. I offered to pay half the roof instead of closing costs.

It's not selling. Should I rent it out or what should I do? If I'm replacing the roof in cash then there's no point trying to sell it because I would have to price it way over comps.
