i live in michigan and i have a job that takes me to all sorts of mid-large midwest towns.

this place is a goddamn nightmare, with pockets of cool stuff that has managed to not get nigged or oxy'd into oblivion. Every town is basically the same. Every strip mall has the same shit, every town has the same strip malls. And the main mall has the same stuff. And the airports are the same. And on and on. Its all flat, everyone is fat and either stupid nice (like, theyre stupid so theyre nice by default) or outright sour. No one is actually happy, everyone is just existing and getting by.

Definitely not in dying Midwest towns. Put it into small Midwest towns that have nearby manufacturing plants or just outside of the area (but still on city water/power/sewage.) Manufacturing is only getting bigger and in my area we have about 8 big name manufacturers that are expanding. My house has gone up 20% in value over a year with another 5% shortly after the usmca. Why I say to stay on the towns utilities, is because it allows the homes to qualify people (mostly young families) for an USDA rural development home loan without credit or a down payment. The home needs to qualify under the loan as well. Just being fairly up to code and having no major issues that could lead to home damage. Just takes a while longer to finalize and the seller can eat some closing costs up front but the Buyers loan will cover 100% of the homes cost and can be at a higher value than what a person with a less than envious credit score couldve afforded.

TL;DR - Rural Manufacturing Location. Consider accepting USDA rural loans.

Exportation from U.S. manufactered Steel, Aluminum, Iron, Agriculture, Cleaning Products (brooms, sponges, and whatnot), and preconstructed building materials (like trusses) etc that is near me.
