I have been thinking about the same thing to be honest. Take our recent helicopter money I have used it to purchase pm's, ammo, and a gun and I doubt any of those but especially the pm's are what they want purchased. I should also mention that I'm not sure the declaration of force majeure will drive paper to 0 at once. Because fiat still has some purchasing power, the paper contracts will essentially become "we owe you however much the price of metal is because we can't deliver physical" vouchers. Until the custodian delists/is forced to delist the paper contracts, they will be obligated to pay out whatever amount the metals get pushed up to. I think there could be a quick frenzy to abuse JPMorgan even though they can't deliver the physical goods, but obviously this window of activity would be a huge risk for the contracts getting voided and everyone would be eyeing the dollar for the moment to declare it worthless and stop chasing it. Declaring force majeure would be the death of long term credibility for the paper market, but that doesn't mean the opportunity for gain ends immediately. Yeah. I get the position; debt’s not for everyone and it does up the pressure. If leveraging up and running an arbitrage play is outside one’s comfort level there’s no shame in eschewing it.

From my perspective however you’ve got Fannie and Freddy refing cheap agency paper (read: cash out) which results in even more cash for myself due to the 1. Initial cash out and then 2. Lower debt servicing payments despite an material increase in the loan amount.

Bottom line is fucking fiat allows those closest to the trough to get first pickings at real shit...and RE is pretty damn close to the front of the line.

I agree with you, as up here in Canadia the ladder is easy to traverse once you get on, regardless of the economic situation of the country. The challenge for people up here is the cost of admission. Most people can barely afford the downpayment for their first property, let alone a second one, and they'd rather live in their property than rent it out to strangers.

That being said, there are woeful similarities here in terms of the choices people make about their cost of living and living beyond their means. Here they'll take the mortgage for the largest home they can afford rather than the best for their budget, same with cars and other loans. So, they're maxed out, and then they can't save for the future or have emergency funds saved up in case of a job loss. One of the first things you do when you get your first job is save up 1-2 years of your annual income in an account total, so that in the event of unemployment you can cover your costs (while hopefully getting a new job in 1-2 years). How many average Canadians have this amount saved up? Very very few. And that's just the beginning.

Stacking is great, but people need to recognize the priorities and how little time they have to save up in life.

For the past five decades or so anything which served fiat's (((masters))) has thrived. RE, stonks, etc. and those which are inherently against it - PMs for example - languished.
