People think the choice is between high risk = high reward, and low risk = low reward. That dynamic only applies to gambling. I used to shill rental real estate on this board, because it has been a proven method for wealth accumulation for literally thousands of years. It's very low risk, copying a path tread millions of times successfully. But those posts are drowned out by shitcoin garbage. Stocks can be an investment, but for most people it is no different than betting on horses: no research, no personal effort beyond cash required, it's not investing, it's gambling. I used to work directly with HNW individuals investing in real estate. None of them gained their wealth from real estate itself.

1. All of them became wealthy first by starting successful businesses selling products or services.
2.Some became wealthy from getting starting a real estate firm and getting investors to pay for real estate and taking a fee.
3. Some started businesses in which clients that were already in real estate paid them for their niche knowledge in certain types of properties or locations.
4. Directly investing into your own real estate to become wealthy is almost impossible.
5. People who sell you the idea that they became wealthy from real estate and their own capital are generally selling your courses, services or making money from your views on youtube.

To take this post a little further.
There are a lot of shills in the real estate game for many reasons.

1. Shills get paid by property owners, developers and realtors to sell you their bags.
2. Marketing and ad agencies pay a lot of money to content creators to shill for their clients (as said in point 1)
3. The mortgage business is extremely profitable due to very lax regulation and high leverage ability.
4. Lax regulation leads to a large amount of scammers making millions off of boomers, and are more than happy to pay marketing companies large sums of money to shill their products/services via youtube creators and self-help book sellers.
5. Banks get government backing and can lever 100:1 on their capital reserves to become too big to fail since RE is such a huge part of american business

Because of the above tidal wave of money, you have faggots like Meet Kevin and Stephan Graham making $1m/year telling people how great real estate is as an investment, yet for some reason only make a fraction of their net worth in actual real estate.

You have scammers and predators like Tai Lopez and Grant Cardone getting retards into their ponzi schemes and self improvement products by droves.
You even have faggy shows about realtors and 20-something cum dumpsters selling 40 year old faggots and kikes $1m+ homes in LA and nyc, twin faggots illegally renovating homes for house flipping boomers, etc.

Avoid the shilling. People on here are so easy to call out coin shills but suck up the real estate meme like it's the smartest investment the world has ever seen. News flash, there is enough land in texas to house every single person in the world comfortably. There is literally no scarcity for land. It's all smoke and mirrors until you get into the big leagues, which you will probably never see because you put all your money on a piece of property that appreciates at 10%/year max.

>> No.20006294

>>20005906
Affiliate marketing? You mean what literally every website, review site, youtube video, ticktok, instagram, snapchat person makes their money on? Ofc.

>> No.20006370

I have actually worked as an analyst for a real estate company that was bidding on a property against Grant Cardone. He overpays out the ass because his boomer investors dont understand that a 3.5% cap rate is shit and that Grant makes around 5% round trip on any property he buys and later sells, PLUS he owns the management company that charges 10% on the rents, AND he makes like 40% on any profit the property makes above like a 15% IRR over 5+ years. You could make better returns in fucking stocks!

>> No.20006399

If I make it I'll do my best to push this tech forward, we can't simply hope it magically happens one day.

>the only thing i look forward to is escapism in video game worlds
As someone who loves anime and games, the real world also has its own wonders. Balance is important, no matter what. I'm more excited about VR than the real world because of the infinity of possibilities but it's good to keep time to explore this reality and what it has to offer, going full escapism is unhealthy (from experience)

These are your 4 options anon. These have been the options since the start of modern civilization.

1. Sell products
2. Sell Services
3. Sell hope
4. Sell your personality

That's it. Choose wisely.

What are the percentages required to retire early?

I just got a $104k/year job and want to make sure I don't fuck up. Goal is to be COZY within 5 years.

I was thinking this:
>$15,340 + 4% match to max 401k at $19,500 per year
>$12,000 to cash savings per year
>$10,000 per year in bitcoins
>$30k per year for living expenses (includes a mortgage)
>Roughly $11.5K left over for probably additional investing or extra payments on mortgage

After 5 years, assuming specific growth %s I should be here:
>$125k in retirement account (plus $20k+ that I already have in roth ira)
>$125k in cash savings (I have 60k currently, plus 60k and interest)
>$130k+ in bitcoins assuming slow growth relative to annualized growth (I have about $30k in bitcoins right now)
>House will be paid off, I'll free up about $23k per year in living expenses

Basically at this point I'd have a $300k house that is paid off with annual living expenses somewhere around $6-10k, along with $400k in other assets. I could probably sell the house at that point and downsize to a condo, leaving me with $100k in condo and 600k in other assets.

Is this viable? I'm in the USA and have a cushy savings and some other assets already.

Imagine thinking having kids makes you "the best", anyone with functional genitals and some minimum level of social skills can do that.
I would actually agree with you if it wasn't for a majority of the population having kids although they clearly can't handle it.

All trading is inherently risky since all trading involves assuming the direction a stock will move based on past information. Any future movements are predicated by future information regarding the company and general economy. Since you are probably not a statistical genius and have advanced models that can estimate the potential movement of a stock based on the statistical likelihood of a positive or negative event happening with a stock over short or even long time scales, you are effectively gambling whether you bet it all on google or buy a penny stock or invest in a portfolio of diversified companies.

If there is anything we've learned from the market since the bailout, the market generally moves with high correlation in all industries and market caps extremely quickly and with erratic and sometimes illogical directions.
Retail investors have no way to survive such an environment.

I have heard of this. Again, only applies to people with a net worth that is actually capable of investing efficiently in such strategies. I would say the barbell system would be interesting if you had around $1m+ cash equivalent and a normal income from either a job or business. It limits your upside but mitigates your downside in a similar way as buying $1k worth of options vs 10k worth of stocks.

Based on public filings, Powell's net worth is estimated to be as little as $19.7 million and as much as $55 million.[2][3][47] He is the wealthiest member of the Federal Reserve Board of Governors.[48]

Powell has served on the boards of charitable and educational institutions including DC Prep, a public charter school, the Bendheim Center for Finance at Princeton University, and The Nature Conservancy. He was also a founder of the Center City Consortium, a group of 16 parochial schools in the poorest areas of Washington, D.C.[19]
